In my opinion, the best thing that you can do is get really familiar with your market, find a seasoned investor/real estate agent, offer them any value that you can, and learn from them.

It wouldn't have information pertaining to other months/seasons. 

This all just started suddenly last weekend, we saw higher DOM's from Nov-Jan. which is in line with our typical (pre-Covid) seasonality.

Should I have them wire the money to my savings then use it when it is seasoned? 

If your investors are not seasoned in this industry, I would have pictures of what the space looks like ALONG with pictures of what you want the space to look like after renovation.

Peak season is in the Summer and slightly less so over the holidays.

Tax season for instance.

I'm sitting here right now on homewyse.com checking out costs for a rehab I did a walk through on this morning. haha I'm lucky to be able to partner with a seasoned investor.
