I have great income and my credit scores are on the lower end of average, but getting financing from a bank in the DMV is difficult because, in part, there is no way I can convince a bank that this is a second home, whereas in out of state places (Florida and Washington) I can say it is a second home, since I am planning on being barred there and one day moving there.

I collect apps and fees, then grade them based on a number of factors- rental history, income, credit score, reason for leaving their last place, reason they want this apartment/area (close to school, work etc), whether or not they smoke, if they have a helicopter parent (I rent to a lot of students), how long them plan to stay in the area/apartment, when they need to move in.

@Manuel Savorelli, I'm no expert, and all I know on this topic is what I've read, but Experian claims that, "Most scoring models allow for multiple inquiries of the same type within a specified period of time (often 14 days) to be counted as only one inquiry.
