. - I wish I had the 100k in my account but will certainly try and mention the owner financing option (20k down, and 1k/ month, transfer deed to my name, and take over and sell property for profit and pay off owner after sale) and see what the seller says.

Hi Everybody,We own and manage some properties (CBS construction) in South Florida, right now we are negotiation a short sale on Fort Lauderdale, but this SFH is a Fame house, it does not need a lot of repairs (around 2k to 3k) and the our offers was accepted on the 75% of the ARV, We have never deal with a Frame house for rent on Florida, Could you let me know what you think about this deal please?

Because title has transferred foreclosure is the remedy for default.Contract for Deed or Land Contract where the seller continues to hold title but finances the sale until the entire amount is paid off much like a car loan.
