As far as repairs, I would delay if not necessary for safety or normal operation of the property.I would advise against calling the police or a locksmith.

There is a ripple effect from that, which will be felt months or years into the future. 

In prosperous times, everyone pays their rent, but in any shift, it tends to be lower income tenants that are disproportionately hard hit, which will effect the landlords of those asset classes more.

I'm starting this thread to share info on the short term, immediate effects of the coronavirus pandemic as it pertains to the active management of note portfolios. 

Landlords- How have your showings for rental units been effected by coronavirus?

If the issues are not life/safety type problems, you can tell them to bug off, and normally don't have even return their deposit or rent. 

What are the medium and long term effects of the pandemic on the note business?

How have rates been effected by the current situation?

They are effectively unemployed.

I am looking at what might be the most cost effective way to change the ownership of these two properties without an actual sale occurring.
