Before all the local investors tell me I am I have no idea what I am talking about, let's establish a couple things.

Rent deposit address, maybe, because what's it matter what the tenants think about your level of business establishment.

Why are foreigners investing their money in the US vs their respective countries?

In my opinion, it would make sense to first line up a financing source and obtain either a pre-approval, or proof of funds (if establishing a line of credit).

I own both SFHs (3/2 and 2/1 renting for 750 and 525 respectively) outright, which seems to be my first mistake. 

My agreement with my PM is silent on the topic of late fees, covered by this generic clause: b.Operate the property according to good business practices pursuant to a general overall plan as established from time to time by Manager and OwnerI normally e-mail my PM asking what their policy is and go from there.I've had to focus on the really big things and let the minor irritations slide.  

Having everyone on a month to month or less than 6 month lease helps keep everyone respectful of each other because they know if they're not I have the power to cut them off when the time comes.
