Do keep in mind some wholesalers may present you with junk deals they can't move themselves, so it's your job to do your homework and make sure you don't get a reputation in your market of being someone that's always pitching bad deals.

If so how does one with little experience and no reputation go about doing that?

This is unfortunate, by why it is so important to do business with people who have an excellent reputation, BBB rating of A or better, online reviews, etc.

Can anyone make any recommendations of good consultants that they have worked with or consultants that have a good reputation with new investors?

Some lenders service their own loans others sell them to investors, this is really a mute point for the most part, the larger operations tend to service them in-house themselves and not resell them, this does not mean they are necessarily more reputable they are just larger.You need to determine how much construction money you think you will be aiming for once you define your property.

That type of suit is not common but CA has a reputation of being a state where folks sue over everything. 

Anyone have any recommendations on finding a reputable, trustworthy, reliable, and fair contractor?
