I swear to this day there wasn't any mold in that house that I could find (I can't say they're reliable but I did do one of those at-home tests to prove my theory but the buyers weren't having it).

What would you have the agent do - continue to abuse the potential buyer - not do anything about the agent not responding to to a buyer - not taking the offer to the seller (that's negligent).

It is obvious that they are not "move-in" ready, so that leaves a lot of conventional financing out of the realm of possibility, which is fine, since I don't want to to use conventional financing.

Your first few deals should allow you time to figure out a process that works for yourself and decide if real estate is really something that you want to pursue.  2) Landlording - Jumping straight in to a 10-20 unit property may sound flashy, but if you find out being a landlord isn't for you, you'll either fail to properly screen reliable tenants (because there are just so many and you don't have a good system ), or you'll have to pay a lot of $ out of pocket for a Property Management company to do so.

I had started contacting commercial brokers last year to get on their list but I think it will take some time since they will already have a reliable buyer list and I will be the new guy that might not get a chance right away.
