My area doesn't have a REIA or anything for me to to try and personally connect with any investors.

There is more work involved in doing it this way but if you can find a reliable, trustworthy source for properties, rehab and mgmt, you will also see these same returns. 

We have the ability to to Paypay & my Furnace/AC guy is invoicing via Quickbooks.  

Remember that your time has value, so it may be worth it to you to hand off the leg work to professionals so that you can have reliable passive investment income without all the headache of property hunting, tenant selection, rehabbing, marketing etc.
