I found that no matter how much researching I did, comps I ran, prepared I thought I needed to be or how many scripts I came up with, I will very rarely get through those scripts.

So what you are saying is if you have the capital to do so, be prepared to take advantage of converted condos in a few years.  

In the mean time be prepared and nothing can replace hard work.

Do I need to send them an Adverse Action Letter?

I'm definitely a big "take imperfect action" type person, but I don't want my first flip to be a failure either.
