If you are referring to cash as in mattress money/physical cash it cannot be documented.Gift funds however, typically don't need to be sourced.

While no investment property will ever be perfect, in our personal experience buying from the SDIRA Wealth team has been positive.

And if you're not a savvy contract person, have the contract form reviewed by a seasoned real estate attorney. 

David,  I personally would not want to invest in a property where the buyer comes with the deal.

House hacking will also give you some personal "property management" experience.

Also it sounds like you agent is trying to tell you the same thing, without trying to tell you what to do.For reference I sold one of my houses back in January.

I have done my research online and it doesn't seem like the strongest market (population is stagnant, crime rate is not the best, job industry isn't very strong) but I know personal accounts are important as well. 

Personal preference, to me a lot of these asset protection schemes are like wearing a covid mask when driving alone. 

With no experience and not crazy strong personal finances to pledge to the bank/lender, its doubtful many banks/lenders will provide the construction loan on a spec build.
