Investor Newbie in Colorado

Good afternoon! New to the whole REI game and looking for advice. I have been reading books and listening to many of the BP podcasts. Super interested in the BRRRR method and wondering the first steps I should take. Not a whole lot built in savings, but I do know a few potential partners that would want to go in with me and I'm good friends with a local GC. Any thoughts or advice on taking the first steps would be greatly appreciated. Thanks!
