I'd like to upgrade to a system where the tenants have a portal to pay online, review leasing docs, communicate as a group, etc. 

Are you noticing issues with performance or communication? 

1- It's important to have a good relationship and communication with your contractor.2- While it may take more time up front, planning as much out in advance as possible in terms of design would have saved several headaches.

His response time when trying to communicate with him has been a bit slow though.Derek

Go through all 5 properties-are they all in the same area or all over the place?

Then when you go to refinance, you can get most or all of your money out of the deal and you can go do it again.

I have also found a decent deal from a wholesaler but don't trust the numbers they give you about the property they make them up and say as much in their disclaimer legal language in any communication they send.

My thoughts are that you are covering your bases and giving them options to communicate with them in a tongue they prefer. 

I pay 10% for Evolve (plus 3% for any CC transactions) and they handle all bookings, calendars, pre-stay information and communications as well as payouts and listing setups (even professional photography).  

@Andy Danna so does that only count for the 4 plex or all multi unit homes?
