Hello,Talk to a couple of lenders (not just one) to see what their requirements would be to refinance this property in a couple years. 

One of my glamping sites brings in around $25,000 a month but we also spend around $15,000-20,000 per month.

The government is the one providing the tax benefits, so therefore the government is allowed to set the terms of it.  

One is a condo with a mortgage left of 320k @ 4%, is capable of being Section 8 @ ~$3.8k per month in DC (no rehab necessary).Next two are houses that are completely paid for.  

One thing my area is missing is investment clubs or anything real estate so it’s good to be among like minded peeps!

My goal with RE investing is to build enough passive incoe to one day soon leave my 9-5 and, along with my partner Account Closed, be able to dedicate myself full time to scaling our business.

If you have a signed agreement and ink was one hour old and still wet, that agent gets the commission.

Since you've owned your other rental for 4 months - you could also look into doing a cash out refinance to help you acquire this one.
