Fernando mentioned nothing about "flipping" and Flipping IS NOT investing.For many reasons, both flipping and investing in such a small market is significantly more risky than in a larger market.

While finalizing my extensive rehab plan (removing walls for an open concept, expanding a shower in the master bath) my contractor mentions we need to have an architect draw up our plans in CAD and then we need to have an engineer bless the plans in order to get through the City of Houston'a permit process.

Brett, you are the one that mentioned SFR  cap rates in your first post and even went further to claim a SFR cap rate would signal a sell metric.
