@Brian Ploszay @Jess White great point of view. i think it always depends on the tenant. insurance companies charge about 2 bucks a month for certain type of appliances. it breaks they will fix it for you. so it will always depend.

start at 40k also keep in mind and I have been buying at auctions for 4 decades now.most folks just like you said have whole numbers for hard stops.. like you just said 50k.well I am bidding right now on one that I think everyone else is going to hard stop at 115kI put an offer in for 115, 297.00 I have won a lot of deals over the years with this simple technique. now some folks my flow you out of the water but if you get to a hard stop just increase it a few hundred you maybe surprised.I mean would you pass on the deal for 200 or 300 bucks.. ???
