I am currently still narrowing down the location we want to jump into. the great country of texas LOL is massive so we are looking more or less southern texas. i dont think there are many HOAs out there and the area is not new to STRs as its a poppin spot for the winter texans. so in a long winded way i dont know if there are year round STRs but once i do ill keep the post up dated!

Can someone please provide an example with concrete numbers that show how the 4 dimensions of long term rental properties beat the stock market? 

This is way better than giving all people low interest rate like in 2020 which only trigger more massive appreciation and left out the ones that needs housing the most.

The construction was considerably lower than a typical new construction home because we did not have any significant concrete costs, the home was built on the existing foundation of the old home.

I'm sure the agent hears 'I want to invest ...' and computes that as I will have to do a massive amount of educating and hand holding.

These generally won’t need a permit, but ranges from fixing a spiral railing to patching concrete on the side of the house. 

Here's what the crawlspace looks like:White efflorescence on about half the concrete foundation blocks, indicating some water intrusionWhite mold in small patches in 1 or 2 spots on the floor joistsA few droppings indicating a mouse or other pest is living thereCondensation dripping off the AC duct work into a small puddle on the vapor barrier, plus one other small standing puddle with no visible source (not a leak, maybe recent heavy rain)I obtained 3 bids from different companies to remove the existing vapor barrier and fully encapsulate the crawl space and install a dehumidifier (2 bids came in at $15k and $16k, one came in for $26k which also included mold remediation and a sump pump and trenching).

I now have a contractor there remediating; repairing gutters, sealing concrete, cutting into walls, drying, etc.
