A lot is opinion based, but the data should point to a strengthening market, with low new construction deliveries. 

I've been buying in Northern New Jersey and have never gotten anything that low, unless is a run down property that will need significant rehab to get going.  

Is the $500 per unit too low?

The thing I like about the mix of the 3 parks I found is that 1 park is done- the cash flow is steady, expenses are low, maintenance is low, and it's basically all owner-occupied.

I've also seen it at Home Depot and Lowe's but not in many varieties.Product seems like the best of both worlds and at a comparable price point to standard LVP. 

Unless you need help with a low down payment, a traditional loan is better than a FHA insured loan.
