The contract gets sent to the broker along with your preferred title company's contact info, hazard insurance contact info, a copy of your earnest money deposit (wire receipt and the corresponding bank statement or transcript), any LLC docs if you're using one, and a copy of your driver's license.Once the appraisal comes in, you'll tighten up any loose ends and close.No fuss, no muss. 

If you are "handy" and go do inspections, replace light bulbs, fix loose boards, or whatever else on the property the property should be paying you the going rate as if someone else were doing it.

  #2 GCs will loose you money,, they are too expensive.#3 all contractors are too busy and if you didn't already have a relationship you can't get them out for a bid.  

A seller signed our contract and the sellers agent bound the contract without signing the attached Investment property addendum certifying rents (that was written in the contract to be part of the contract).   

But, us Appraisers (I am one), are bound by specific uniform measuring standards (from ANSI - American National Standard for Information Sciences).

You loose heat into the ground from the floor.Since your last post it got me to thinking.

It seems to me that some think they couldn't loose in the recent market. 

So, I would essentially loose $1,494 in cashflow a month to get instant $100k.   

Something is bound to break down given the scale.  

My fear is at 550K you loose it.
