Hello BP!

I got my first flip in Atlanta under contract and am now in the due diligence phase aiming to get some bids for the project. It is a 3/1 1025 sq/ft in SE Atlanta that needs a lot of work. Does anyone have a good licensed GC that they would recommend? I have a couple I've been in contact with but one is unavailable and ideally I'd like to have more options prior to DD period ending (6/8).

I've reached out to several options already through my own research but hope any local investors can help provide recommendations as well. Thanks in advance.

@Jensen Bouzi I hate to say it but I'm in the same boat. Unfortunately, I thought I had a good GC and a backup however it's all bad. I'm in $5,000 EMD and will probably hold and dump.

On the flip side, there are several homes that give me promise. The thing is that this house was the worst on the block.

Get the inspection, share that report with GCs and then see what they say. Phase out the work overtime while that region’s value goes up.

Good luck.
