I think you’ll find it’s the exact opposite. The more properties/doors you have the less you need/want home warranties. You basically become your own warranty company. If you have one property and the fridge goes out that sucks. If you have 50 and 3 fridges go bad you don’t even notice. 

I think if you’ll find none of the owners of these large buildings wants the hassle. They have a guy and a store they trust that will fix it the same day. In 20 years I’ve fixed 90+% the same day. That’s just not how warranty companies work. 

I’m sure you could call 5-10 local to you big apartment buildings and the building manager would probably tell you how they handle repairs and who they use.
