I encourage him to invest in a multi-family home because he can house hack and live for free or reduced rent, and kickstart his investment career.

If you are dead set on house hacking, then you'll likely just need to find another property.

I started out by house hacking as well and it worked out very well and allowed me to save significantly more during that time because of it.

One of the best ways to invest as a military member is by house hacking your primary residence using your VA loan since you can get into the property (including 2-4 units) with $0 down (assuming you financially qualify). 

House hacking is non existent in my area and any area 100 miles from me so I wouldn’t be able to get into investing by house hacking.
