There is a nice 8 unit property across the street of mine that has been shut down for a while and is probably in foreclosure.

Any answer is fine; from taking the money out and hiding it in gold bars to selling everything and flipping MF/SFR to wholesaling, etc.

That's why no competition.A recent project of mine, in a senior park (over 55) had a lady across the street who drove a Lexus.

Mine is 10% and $250 in fees.

It only has Gold and Platinum packages.

I can tell you alittle about my experience when I bought mine.  

I don't know about your area but in mine, people that can and will pay 2600 in rent aren't common.

@Rebecca Shine - I have an identical situation to you, house hacking a duplex, I live in a 2 bedroom and rent out the 1 bedroom, so the units are similar in size, but mine is slightly larger. 

Recently, a good friend of mine convinced me to join BP.  

I told that to my current landlord before moving in and have lived up to what I promised.I still think it crazy that a property management company want 50.00 of mine just to ask the owner if they would accept my one offer.
