Some are influencers living in their parents basement with their "command center" of pawn shop bought computers and monitors of which a few are on Porn Hub  24/7 while they shill for Pace and crypto bois.

The landlord wanted to get the tenant out (who lived in the ADU/in-law unit) so a family member could move in.

They don't care about interest rates....or maybe they do....protecting their assets in real estate.One thing most people don't look at is where will people live....Very little new apartment construction will start this year and if interest rates hold the next 2-3 years. 

I personally own a personal home for the past 7 years so I kind of understand what can go wrong and things of that nature besides being a landlord, I never rented where I live just yet.i do agree with you, I’m still okay with going after a single family especially if it’s a great deal, why pass on it but, I do want to take it easy whether it is a single family or not, a duplex would still be a little considered easier compared to like a triplex or a quad. 

If you lived in the property for 2/5 prior years you could sell without capital gains.

My wife and I own a few right near campus and live in Sam Hughes, so we're big believers.

I’m planning on finding a property in my area, living in it for a year while doing some minor improvements, then renting it out and repeating the process 😁.
