Plan to have a professional inspection done as part of the sale process.Also, since one of the units is vacant I plan to replace the floors and do some other updates so I feel like 6% for maintenance/capex is reasonable.

There are a number of duplexes a couple blocks over, but they're all two to three bedroom flats, so I see a two floor side by side with basement for storage and in-unit laundry a huge asset when comparing to units around it.

Even if it appraises at 250 because of the sqft... anybody with a 250 budget is probably going to lean towards a house with a normal floor plan, and you'll have to lower your price.
