Moving out of California

Recently my wife and I have decided to get out of California. After years of trying it's just proven to difficult for us to break into the market where we live. We are looking at moving to Tennessee or Missouri. These 2 states top our list when we narrowed it down based on our needs and desires. I am looking for a small town less than 10000 people, near lots of outdoor activities and Within an hour of a metro area with a good real estate market especially buy and hold. I know Kansas City is a good market and I've heard good things about Memphis. Does anyone have any suggestions? We are planning on moving in the spring 2017. Thanks

I drove from Nashville back to Texas a couple months back and had the chance to see both cities. Nashville reminded me of Austin nice, vibrant and upcoming ... Memphis on the other hand seemed a little ghetto and ran down... Just my observance. You should visit both cities.
