If I was buying the house for myself and I knew that $50k would make my house at least as valuable as the renovated home up the street, then I would buy the slightly cheaper house and spend the money in a way that gave me exactly what I wanted in terms of colors, shapes, functionality, etc.My house has to be suitable for me and my family.

Pick a color theme and try to maintain in throughout the house.

HOAs can dictate the activity within their area they control... like whether you can rent your unit, and a slew of other things... from house colors to when roofs must be replaced and so on.  

I have been painting my flips pretty much the same colors.

It looked much more updated than when we purchased it, and we made sure to tie the colors into the existing kitchen because it was an open floor plan.
