How did you take care if complaints and make tenants feel it is fair?

I'm reading The Book On Managing Rental Properties and came across this in the chapter on Fair Housing under exemptions:"3.

Go find something that will give you at least a 12% cash on cash return which with 25% down leverage should be fairly easy, then you have an extra 6K a year to add in which will more than cover the fees you are worried about.  

If there are a lot of tenants searching for rentals that allow pets, it is best to cater to them with whatever limitations seem fair (pet age, breed restrictions, size, etc). 

They do NOT have to play you for any improvements you did. 

Time to stop playing games and put on your landlord pants.I would expect that you will have to evict this tenant and will be better off once you do.
