My thought was that it could be picked up for $113k today on a lease option, the lease could be sublet to a tenant who will pay the mortgage and provide cash flow, it is in a market where prices are rising, and when it is time to exercise the option to purchase the value of the house would be higher than the $130k comps are showing today.

While gas is cheap demand usually grows, and if new production is halted eventually the scales will tip and prices will rise again.

If you stick around, I think Denver will be a great investment over a decades-long time horizon, and I struggle to see the fundamentals of why people love it here diminishing.The Bad - Pretty Much Everything Else in the short-medium term makes me think that commercial real estate prices are going to collapse, or at least NOT rise relative to the income they produce:1) Interest rates - They are super low.
