Speaking of MLS, before you sign, definitely look to make sure it is not a property that is already on the MLS, branded as an exclusive wholesale deal.

Hey Fay, it's a bit murky, but according to an article by the American Society of Civil Engineers, "The ordinance applies to all soft-first-story wooden buildings—exclusive of those built for solely residential purposes and containing three or fewer units—and all wooden buildings built to building code standards that were enacted before 1978."

@Jason Gass Once I figured out that the property was listed on the MLS, I made sure to find out whether the seller was signed with the exclusive right to sell or exclusive agency listing, which in that case, would not be unethical.

Tell them you will sign an exclusive with them so they know they will get the backend listing once you flip it.
