Such as demography, credit card payment history, maturity of the loan.

One other piece to the puzzle is that you need to remember the Qualified Intermediary (QI) will be holding your funds, so you need to make sure they are someone who is reputable and who has a demonstrated history of acting appropriately.Many years ago, there was a QI who acted inappropriately and who ran off with large amounts of client's funds.

Even then, I still only buy bank owned properties (post trustee sale) on auction.com so I can get title insurance and have 30 days to for my title company to research all title history and liens.

In this case, you have an applicant with no payment history, little work history and probably no income while they are renting from you, no credit score, and no Landlord references or rent history.

Otherwise just sort your payment history on AirBnB/VRBO by the month and it’ll tell you the total for that month.
