I would love any advice on bird-dogging for investors.Thank you in advance!

I have a group on Facebook for bird dogs to connect with investors.

I have an applicant that wants to bring 4 pets to to my 1000 sq ft house.  1 medium, 1 small dogs and 2 cats.

I'm familiar enough to say I wouldn't mind walking my dog at night in either city. 

I'm thinking a fence because I saw two of the neighbors dogs playing in the back yard.

I got licensed after moving across the country and had zero, zip, zilch for a sphere, and held open houses both days of the weekend and sometimes even weekdays, spoke with people while walking my dog, attended investor meetings, and was a top producer in my Brokerage after 1 year.It’s truly all in the follow up and was getting referrals by my 2nd year as well.Just keep building relationships and talking to people!

We have a 3yo and a 65lb dog so house hacking isn't in the cards for us.Unlike most military families, we will need to live in our first property for ONLY about a year before we convert it to a rental.

Dog tenants = Barking and dog waste (plus the possibility of Cujo eating a neighbor child exposing YOU to a lawsuit).
