Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

As long as there is an inspection clause in place and you plan on hiring a professional to review the property, I do not see a need for the agent to walk every property initially.

Look for up-and-coming neighborhoods, study market trends, and network with other investors for advice and insights.okay, i was planning on maybe using like 20k. hmmm good point!

.- don't get too hung up on the details here. if you're underwriting 25 similar deals in one market and they don't make sense, you have to change your plan somehow. don't keep looking for something that's not penciling out. do what you have to do to tweak your buy box & be ale to make solid offers within the next 2 weeks!
