I'm presuming the majority of investors go primarily to the MLS, or at least keep an eye on prospects there.So to rephrase the question: When you are actively searching the MLS and you find a property that's a deal, what do you do?

now that i have them what do i say when i call them since i have no property at the moment.also would it be smart to search recent SOLD FORECLOSED homes and then search the owner of each home and contact them as prospects?

There are many other options for finding prospects like absentees, equity, tax liens, probates, driving for $, etc.
