I Just went around my area and found 28 "For Rent" signs and took down the number in my search of cash buyers. is this a good idea? now that i have them what do i say when i call them since i have no property at the moment.

also would it be smart to search recent SOLD FORECLOSED homes and then search the owner of each home and contact them as prospects?

please help!!!!!!!
