Zillow is my go-to, but Facebook Marketplace, Trulia, RadPad, and dozen more all are free.How are the photos and description of the property? 

@Jim Pylman I photo is a good thing to test but I would stay away from an "About us" aside from possibly a really quick description.

The local beat cops, whom I've met a few of, also would be very supportive of anyone going in to clean the place up.  

Some services are $149 flat fee, or 1% to put on MLS and some a d event going down to 3%, which is 1% for themselves and 2% for buyers comission...In most cases, I prefer do it myself for few weeks because i like the co tact with client and i have many creative solutions, lendersetc.... and maybe list it later... unfortunately too many realtors dont have any investment aide numbera, or experience, so they dont understand my thinking... usually they are not thinking outside the box on how to structure a deal creatively, put  restive stuff in descriptions, adjust terms quickly over the phone with potential buyer, etc...But of course, everyone has to make money.  

DESCRIPTION OF SERVICES.

Your plan should include a detailed description of the types of individuals you are marketing to, including what their habits are and how to reach them.Your marketing message should not only get the attention of your target audience, but should also inspire them to take action.

Just make sure in the description that the book is to study for a state or national real estate agent's test, that will keep you from getting some guru book.
