When I was a silent partner in a complex, a guy came in, and he wanted to rent a unit, but he was ashamed to tell me he could not write his name because he had no educated, and I said if you have no evictions or criminal history, and you have income I will rent to you just put an X on the line, and he paid his rent on time.

I explained that I was going to be giving them use of something worth many times what that car was worth; if they wanted the rental unit, their credit history was important enough to the creditor (the landlord - me) to decline them without that credit history.

Sure, there are trends, history, and new developments that can lend to predictions on what areas may appreciate best, but I would rather count hard numbers (income, expenses, vacancies, management, maintenance, debt service, etc) and take appreciation as a bonus.

These are proving equally painful to interface to our software {Honeywell has a long history of being very proprietary}, but they do have a password (actually pincode) protected system/installer mode where you can set floor and ceiling (minimum cooling & maximum heating) temperatures which cannot be overridden by the user.
