For example I run my AC probably 15 - 20 days out of the year, because although I live in an arid climate I have shade trees, it cools off at night and I can do with fans until it gets above 78 or so.

It was not cooling properly.

The day after they moved in the guy stepped through a rotted piece of board on deck... laughed about it really cool.

Glacier Ice looks like a cool white with blue/green undertones.
