Continue learning while you're searching for your first residential MFH.

One of the macro hopes is that Boston continues to attract jobs and that people will be willing to commute 75+ minutes to get to work because rent rates at ~$1,200 for a decent two-bed apartment is still pretty attractive.

As I see it here are our options:1) Keep rental and continue to slowly save cash and update the house (this admittedly will take us awhile and I don't know if I can hold the wife off for this long)2) Sell the rental. 

That said, I’m not willing to lose my shirt on a bad deal just to learn so I think I need to continue exploring both paths: looking for personal deals and deals I could bring to the business (and which I could invest in).

Will they be continued to be doubled, or can we have that changed.Thank you in advance.

Yes, it took almost a decade for those investment properties to return to their original market values, but in the meantime, rents have continued a slow but steady increase.

My suggestion is to continue to build and invest in your local market. 

Read a report recently that 2019 outlook for Houston is very positive with mentions of over 100K of new jobs and the residential and commercial real estate sectors continuing their positive numbers.
