I'll will take J Scott's advice and without a doubt report the agent to the RE Commission.Other than that, I'll invest my time and money into marketing, finding motivated sellers and closing deals.

It consists of coordinating with our current network of wholesalers, bird dogs, and agents to do preliminary evaluation and qualification for buys, develop new wholesalers and bird dogs, develop alternative buys, develop in house direct buys, and package and sell in house wholesale packages to our affiliate investor group.

Now they are asking for 10% of the purchase price, non-refundable, no inspection period, on each property.I've decided that it's best only to go through a wholesaler when the property was built in the last 30 years, and is not on septic (I've asked the wholesaler for a septic report before and they didn't have one).
