H E L P!!! I'm beyond ready!

I am a single mother of 2 "special needs" kids... I am a licensed Real Estate agent in WI.... I have no car, crappy credit, and no money... I LOVE real estate.... I have read at least 20 books, gone to at least 3-4 seminars, etc.

I have information overload! I have all this knowledge and now wanting to "get out there" & use it! But being its getting into the temps where you'd rather not go outside (COLD AS HE**), walking to all the neighborhoods in the area are IMPOSSIBLE!

I've tried to network & "shadow" some of the other fellow investors in the area... but they got to actin' funny with me!!

I'm open to wholesaling (local & outside of my area)! I just want to get my first deal... it's been almost 2 years! I even went to the REI Summit in Orlando in '09!

Hi Renae,

I agree with everything that James has mentioned but I would suggest you really try and pinpoint what exactly it is you are trying to achieve. You have have cited a few challenges but what you need to do is set a plan in place to overcome them. If you spend a lot of effort on focusing on the challenges rather than solutions you probably are going to have a more difficult time moving in the direction I think you want to go.

I know this may seem like kind of a vague response but it is extremely important to be honest with yourself and figure out why you want to do real estate.

I know you want to do your first deal but keep in mind that we are in the business of creating true value. I have a couple of rentals and I am just about to start my first retail rehab project. It has taken me quite a bit of time to find a project that is worthwhile but patience (i.e. studying the market/networking/biggerpockets) has allowed me find out what a true "deal" really is for what I am trying to achieve.
