So, being an investor in the area as well, I do believe we have already missed the perfect timing to get into Chelsea unless you are looking into a larger apartment complex / commercial units, which is totally out of my ball game for now at least.I also see a lot of positives as Boston continues to see major deficits in the apartments needed and Chelsea has seen a lot of investments lately: FBI HQ, major hotel chains opening up, faster and inexpensive Tobin Bridge tools, etc.Best of luck on your search and please keep us in the loop for whatever you decide/find.Flavio Zanetti

Luxury niche in Arcadia, PV, Scottsdale seems to be maxed on price right now with fewer buyers than say $250K-$300k sweet spot.

@Scott FRy My sweet spot are areas near the Buffalo Zoo but wouldn't mind exploring Niagara Falls for Air BnB potentials. 

That means I will have to convert my LLPs to LPs which means losing the liability protection, but retaining the administrative complexity (additional tax submissupions for each LLP).  

Saugerties is pretty sweet, and might be affordable, too.  

I can't stop lamenting about properties I have so stupidly lost, like the apartment complex I so stupidly sold for no reason, it was one of those brain farts.  

Although, you could make it sweet and make it benefit the both parties.

The same day we closed on that deal, I sat down for another session of cold calling and got ahold of the owner of a sweet 20 unit complex in Dundee.

I am a leasing agent for a 732 unit complex and we use Appfolio.
