Craigslist is probably better because you can see what others are asking for similar properties in the area.But, in my opinion, the absolute best method to determine optimal rental price is historical data, which is only available on MLS.

I used their deposit to replace all the carpet and have the house professionally cleaned, at first everything was fine, its been about 2 months now, and the new tenet is complaining of  a really strong cat (probably Urine) smell in the master closet, an area we had the carpet replaced. it is a slab foundation, any cheap tricks to get it fixed, I honestly don't know what to do, I would have thought to hire cleaners or replace the carpet, but both have already been done.Thanks in advance for your help,Nick

If your roofer can tell that the pitched portion of the roof has 8 layers on it, I would think he should have been able to do the same for the flat portion using the same methods, unless this area had no exterior edges because of where it was positioned on the roof.
