I’ve house hacked 2 multi unit properties and recently closed on a SFR all in the past 4 years.

Hello Everyone,I have recently bought a single family house in Melrose Park, IL.The property needs a little bit of work to make it ready for renting.

Recently I have been considering investing in SFH or small multi-family properties in Vermont with the intent to generate a rental income stream. 

Recently, I sold my primary home and bought a 4-unit which I am currently house-hacking and learning how to manage 3 tentants. 

My dad and I were recently discussing this and he is on the fence(leaning towards yes).

I recently had some water damage to my personal residents and need a lot of work done to get everything fixed, such as kitchen cabnets hardwood floor and counter tops.

A lot of them are going to be in a very bad spot when Indy becomes not so cool anymore, as it has been for most of recent history.

In the latest group we took over, existing tenants were traumatized by a recent bed-bug infestation (thank goodness the treatment appears to have been successful).

I recently picked up two books which are Brandon Turners rental property investing and little or no money down book, both have been great so far but i know this is just the beginning on my great real estate journey and i will need to obtain more knowledge. i have a question that i want to get off my chest and i have been itching to ask, for all my experienced investors and not so experienced investors if you where my age or if you are my age, the information that you know now and situations you have experienced what would YOU do if you where in my shoes to start off?
