The likelihood of the city calling it a 3 unit again depends on the alderman and whether or not the garden unit physically complies with code (ceiling height, egress....)

Mother in law unit is an option too but usually you have to share a floor/ceiling

we did small repairs but waited to replace our roof in Clearwater until it sprang a leak and had to replace drywall in a bedroom ceiling. 

Furthermore, you incentive the provider to either work too fast to keep your business because they know you have a ceiling in terms of what you're willing to pay....OR you incentive providers to bake in more hours to "make sure everything is right" because they know they can take advantage of certain clients. 

Anyway, if your net worth is under a certain ceiling an LLC is not warranted.

It works well for repairs.One tip though is use only flat paint on the ceiling and walls as flat finishes do not show imperfections like glossier finishes. 

The fix is to take stiff alluminum wire and wrap around the shelf / rack pole and put a drywall screw into the walls header 2x4 at the ceiling line, wrap the wire around that screw. 

Three of the seven included all new paint (including trim and ceilings) and all new flooring.
