The paralysis by analysis stage is always the toughest phase to break past but once you apply the action with the knowledge you have, you will learn that it's not as scary as you once thought.

Thomas Anderson has several books that are good intro's if you want to read and learn some basics.  

Lesson learned- I won't have a garbage disposal in any of my units in the future.

I have listened to 100s of hours of pod casts/videos on real estate and the many different ways to do it and am excited to learn and grow in this space. 

That's $5,000 that could have gone toward a downpayment on the first investment, which is where you'll learn the most anyway.
