From a time and energy point I'm heading for a crash.

I thought....the Universe, God, god, or the mighty energy gave me this house because I said "I am back and I have no money but I am still doing this".

To much info all at once and some investors shut down because they've been down that road and have been burned.

. - flashing installed incorrectly around chimney resulting in water damage to roof- outlet burned out due to fire damage- dishwasher circuit wired to other outlets and light fixtures- rocks out in door jamb instead of insulation- carpets buried in backyard only uncovered when installing a shed- boiler worked once (ironically for home inspection) and had to replace hot water heaterThe list goes on.
