Best investment for 1st time investor w some cash to burn

Brand new investor wanting to get started building wealth in real estate. Let's say I have $30k more or less to invest and my goal is to create passive income (around $1500/monthly) and become a millionaire in under 10 yrs strictly with my RE investments. After reading Brandon's book, "How to Invest in Real Estate" I am more confused now than when I started simply due to the number of different types of investments one could make. What advice would you give me?  Thanks!

Grow your equity. How can you grow your equity? Force appreciation/add value to properties.

I tell people to read the beginners guide to RE published by BP and pick a strategy. Then pick a market, then go do a deal. After that deal do another one, the second one will go better since you’ll know more. It’s mostly about forward motion.
