More access (and easier access) to comps so you can get more info on how to flip (what is valuable in a certain neighborhood and what houses have sold for recently)The downfall again is probably cost of obtaining the license and maintaining it (fees plus continuing ed) and I would imagine if you were working with a Brokerage, you would be losing a percent through them.

Some states view it as Brokerage (because there's one party on each end of the transaction) and require an Agents license - - ergo RISK.Some REI people don't want to operate a rental - - it's too much of a commitment when wholesaling is in-and-out quickly.I prefer Buy&Hold where I can have a constant cash-flow.

Attn TN Wholesalers & Realtors...Has anyone ever heard of laws in TN (laws that are actually in the books) that say realtors are not allowed to buy and or sell a house, "for sale by owner", outside of their brokerage?
