Yeah, I don’t think you have “natural” sinkholes there like we have in central FL.You’ve got a broken water line (would happen fast). check the water meter with everything off, or a sewer line break.  

Paul,I do not have any properties with propane ( although i have been thinking of possibly switching a 2 family to propane from oil, i can not get natural gas to the house) but my other houses have the gas and the electric on landlord accounts, and is the way to do it. i do have 2 questions for you though, why not get one large tank and set up a manifold with separate meters for each unit ?

I have a small natural hair studio (which was discussed prior to renting with the rental office), and things went well and I was offered to enter a new lease for 15 months ( will start on the 16th).

@Hai LocIf you own multi family MHP is not much differentnot that much different, its all perspective and how you look at things so my response to you will most likely be taken subjectively in nature but at the end of the day mobile home park is different than multifamily investing.

For our San Jose market, statistics have shown we get 70% natural turnover every 4 years.

I am working on that MHU data base as well and trying to maximize my marketing efforts with the info on it, a lot of it is good but some is naturally outdated and with as fast as things change its really challenging for anyone to keep that list up to date.

This is tough to do - not impossible but you have to have a crazy good tactical mind and anticipate human nature in its entirety here.
