The cost of one repair can be as much as the cost of the unit so putting the responsibility on the tenant to not overload the machines, to keep the lint filter clean, etc., and to pay for any maintenance makes it well worth doing.Hope this helps...

Unfortunately the equipment such as the pumps, heater and filter are pretty old and need to be replaced and now I am faced with 3 options1.

I've put gas, oil, tires, brakes, windshield wipers, air filters and 2 new headlight bulbs in it.

Search the address in Zillow and Redfin filtered for houses for rent to see what other people are charging for similar houses. 

I have recently did some looking for mom and pop shops with propstream filtering out by property type to find smaller units to get started with but couldn’t find to many.

Filtering for the characteristics you listed—three-bedroom single-family homes priced at around $200,000—is a good start.
