This is obviously owner occupied with the intention to rent bedrooms to roommates. 

There are stains in the ceiling of my bedrooms, closets, and bathroom.

Existing tenants both signed leases within the past two months so nothing really to go off of, but did confirm with agent that seven people are living one of the units, and five are listed on the lease for the other unit (both three bedroom units).

Usually I look for a value add like turning a half bathroom to a full, or adding an additional bedroom, but the comps were strong and I knew by cleaning the home up I could easily find the value.

OMG another agent that does not know how to do adjustments to a CMA.Sorry Chris this is a pet peeve of mine and no reflection on youGo to your Broker or call an Appraiser and ask how much they would adjust for a bedroom,bathroom,1/2 bath fireplace, unfinished basement etc.KEEP THIS LIST IN YOUR WALLET, it is probably the most valuable document you will EVER have in your real estate career.Take an appraiser out to lunch once a year to keep it up to date
